Fee Disclosure

This disclosure is provided in accordance with Michigan consumer-protection standards requiring clear, advance disclosure of all known fees, charges, and costs associated with leasing an apartment home.

Beekman on Broadway has made a good-faith effort to disclose all mandatory and optional fees that a resident may incur during the application process, lease term, and move-out. Some chargessuch as utilitiesare variable and depend on actual usage; therefore, exact amounts cannot be stated in advance.

Prior to lease execution, you will receive a draft lease agreement that fully itemizes all fees, identifies whether they are mandatory or optional, and explains how variable charges are calculated.


ADMINISTRATIVE CHARGES:

  • Application fee: $50 per applicant (all occupants 18 years of age plus) due at application
  • Rent pre-payment: $500 due at application
  • Administrative move-in fee: $550 one-time non-refundable fee due at move-in.

RENTABLE ITEMS:

  • Assigned garage parking:
    • Single space: $185 per month.
    • Motorcycle space: $45 per month
    • * Note that the property does not offer no-charge parking alternatives.
  • Storage cage: $10 per month.

PET FEES:

  • Pet Fee: $300 per pet, one-time fee, non-refundable, due at move in.
  • Pet Rent: $30 per pet, per month.
  • Breed and weight restrictions apply.

UTILITITES:

  • Electricity: Metered by and paid direct to provider, DTE.
  • Gas: Allocated billing based on size of apartment and total usage.
  • Water/Sewer: Allocated billing based on size of apartment and total usage.
  • Trash Service: Flat fee $25 per month.
  • Internet Service: The property provides 100 Mbps fiber internet from AT&T at required flat fee of $60 per month. Upgraded services are available direct through AT&T if desired.
  • Cable TV: Paid direct to the provider.
  • Utility Billing Service Provider Fee: $2.59 per month.

RENTERS INSURANCE:

Residents are required to maintain $100,000 in personal liability insurance. Premiums are determined and billed by your third-party insurance provider.

As an alternative, residents may elect to participate in the communitys Property Damage Liability Waiver Program for a fee of $15.00 per month, as permitted under the lease.


OTHER FEES:

  • Late Fee: $125 per month for late payments.
  • Returned Check or Rejected Payment Fee: $50.00 per occurrence.
  • Lost/Stolen/Damaged Key Cards for Common Area Access and/or Apartment Units: Each resident on the lease will be given one key card at no cost. Each additional key card for you or your occupants will require a $75 nonrefundable fee.
  • Apartment Sublet Administrative Fee: $250 one-time fee.
  • Apartment Transfer Administrative Fee: $750 one-time fee.
  • Upon moving out you will be charged a standard minimum apartment cleaning fee of $200 and carpet cleaning fee of $100 or $150 if you have pets. Damages beyond normal wear and tear may also be charged if applicable.

SECURITY DEPOSIT:

  • Up to one months rent based on rental screening results.

Electronic payments made by credit cards are subject to per transaction merchant fee equal to 2.95% of the total transaction cost. Debit card fees are assessed on fixed transaction amounts:

  • Under $1,000: $3.95 per transaction
  • $1,000-1,999.99: $4.95 per transaction
  • $2,000 or more: $9.95 per transaction

ACH payments are free from payment processing fees.

*Rental rates vary based on market conditions and lease terms. Rates and fees are subject to change without notice.

*Note that utilities are included in a limited number of specific affordable housing units, excluding electricity which is paid directly to the provider. Cable TV and internet services are discretionary expenses for these specific affordable housing units.
